Como configurar o VirtualBox Windows 10 Guest como servidor DHCP em uma rede somente host?

Configurei a rede somente para host para meu VirtualBox v5.2.8 r121009 Guest (executando o Windows 10 Enterprise) onde o convidado atuará como um servidor DHCP (usando o servidor DHCP aberto) para que o host do Windows 7 (meu laptop) , irá obter um endereço IP do Windows 10 Guest. No entanto, não funcionou.

Eu configurei o adaptador de rede no meu Windows 10 Guest como 192.168.88.1. Isso é bem sucedido e refletido no ipconfig.

O servidor DHCP aberto também detecta com êxito o endereço IP fixo.

No Windows 7 Host, eu configurei o "VirtualBox Host-Only Network Adapter" para "Obter um endereço IP automaticamente" e, em seguida, desativei e reativei o adaptador. No entanto, o "VirtualBox Host-Only Network Adapter" não consegue obter o endereço IP do meu servidor DHCP do Windows 10. Eu usei o Open DHCP Server em PCs e redes físicos, e ele funciona usando a mesma configuração, mas não consigo fazer isso funcionar em um ambiente virtual.

O problema foi resolvido depois que eu reiniciei o host! Aparentemente, reiniciar o Guest não funciona como eu fiz muitas vezes.
